Average Home Price Update
In August 2024, the average home sale price in the Greater Toronto Area (GTA) was \$1,074,425. This represents a slight decline of 0.8% compared to August 2023, when the average price stood at approximately $1,082,000.

When comparing August 2024 to the previous month, July 2024, we see a more pronounced drop. The average home sale price in July was around $1.1 million.
Buyers might find these lower prices advantageous, while sellers could face a more competitive market environment. The decline in year-over-year and month-over-month averages highlights a transition period in the housing market. This suggests that we might see price stabilization or further adjustments in the coming months.
Average Price per Home Type
Notable price adjustments across all home classes in the GTA were observed for the month of August. The increase in listings and slower sales have contributed to this trend.
Condo Apartments
Condos experienced the most significant price decline, with average prices dropping to just over $674,000. This represents a 6% decrease from July and a substantial 16.5% drop from their peak in March 2022, when prices were around $808,000. The condo market is currently saturated with inventory, with over 8,300 units available. This is an increase of 52% from the previous year.

Detached homes showed a slight dip in activity, with just over 2,200 sales—a 2% decrease from last year. The average price for detached homes remains relatively stable at $1,414,070, reflecting little change from August 2023. However, the inventory for detached homes is also high, with 9,614 listings, marking a 39% increase year-over-year.

In terms of other property types, townhome sales held steady compared to last year, but semi-detached homes saw a 4% decrease in sales. The average price for townhomes is $991,307, down 3% from the previous year. Semi-detached homes are averaging $1,026,435—a similar 3% decrease.
Sales Performance & market Activity
The Toronto MLS® System reported just over 4,900 home sales, marking a 5.3% decrease from the 5,200 sales recorded in August 2023. However, new listings have risen by 1.5% year-over-year, totaling 12,547. Active listings have also grown significantly, with over 22,000 homes now available, representing a 46.2% increase from last year. Additionally, the sales-to-new-listings ratio has improved to 39.7% from last month’s 33%, indicating that demand for homes is outpacing the rate at which new homes are being listed.
