Toronto Home Buyers See Best July Market Since 2021
Good news for Toronto home buyers – the housing market had its best July performance since 2021. The Greater Toronto Area saw 6,100 home sales in July 2025, marking a solid 10.9% jump from July 2024.

What’s driving this uptick? It comes down to affordability improvements. Home prices have dropped while borrowing costs have eased up, making homeownership more accessible for Toronto home buyers who’ve been sitting on the sidelines.

The numbers tell an interesting story. While new listings increased by 5.7% compared to last year (totaling 17,613), sales grew at nearly double that rate. This created a slight tightening in the market – basically, there’s a bit more competition among Toronto home buyers than there was last year.

Prices: Down But Stabilizing
As for prices, they’re still coming down from previous highs across all property types. Condos saw the steepest price drops, falling 9.4% to an average of $651,483 – making them increasingly attractive to first-time buyers. Freehold townhomes dropped 8.8% to $929,524, while detached homes decreased 4.5% to $1,361,660. Semi-detached homes showed the most price resilience, dipping just 2.5% to $1,041,359. Month-to-month, prices have stabilized rather than continuing to fall.
