Average Home Price

In July 2024, the average selling price of homes in the GTA was $1,106,617. This represents a modest decline of 0.9% from July 2023, when the average price stood at $1,116,950. Compared to June 2024, which saw an average price of $1.162 million, July experienced a notable dip. This shift is reflective of broader market trends and the current dynamics affecting home prices in the region.

CONDOS

The condo housing market saw 1,482 sales in July, marking a slight 1% decrease from the previous year. Despite a significant 64% increase in listings to 8,879, the average condo housing market price remained stable at $718,698.

Detached Homes

Sales of detached homes in Toronto and GTA housing market totaled 2,446, a small decline from last year. The average price fell by 3% to $1,425,927. Inventory in this segment surged to 10,083, reaching the highest levels seen since September 2019.

July 2024 saw shifts in the mid-range housing market. Semi-detached homes experienced a 3% price decrease, with the average dropping to $1,067,576 and 471 units changing hands.

Townhouses followed a similar trend, with prices averaging $1,018,731, a 1% dip, and 504 sales recorded. Both property types witnessed significant inventory increases in the housing market, providing prospective buyers with a broader range of options. This uptick in available units, coupled with the modest price reductions, suggests a potential softening in these segments of the market, possibly creating more favorable conditions for buyers in the semi-detached and townhouse categories.

In July 2024, the number of reported home sales through our MLS System exceeded 5,300, marking a 3.3% increase from July 2023. New listings surged to just over 16,000, an 18.5% increase compared to the previous year. However, when adjusted for seasonal variations, both sales and new listings showed a slight decrease compared to June 2024.

Sales-to-New-Listings Ratio

The sales-to-new-listings ratio for July fell to 33%, down from 35% in June. This shift further into buyer’s market territory suggests that demand is not keeping pace with the increasing supply of homes, slightly tilting the advantage toward buyers.

Mortgage Rates

In June and July 2024, the Bank of Canada reduced interest rates by 0.25% each month, marking the first cuts in over four years. This move has generated hope for a potential price boost as more buyers return to the market. However, a TRREB survey indicates that a total rate cut of at least 1.00% is necessary to significantly impact buyer behavior. Should further reductions occur, we might see a total cut of 1.25% by year-end.

Listings hit 23,877, the highest in 14 years, with new listings increasing by 18.8% from the previous year. Although sales dipped 13.2% from June 2024, they rose 2.7% year-over-year. The sales-to-new-listings ratio fell to 33%, indicating a transition toward a buyer’s market.
